Real Estate Scorecard Salutes the 2015 Happiest Community of the Year – Compass Pointe in Wilmington North Carolina

During Real Estate Scorecard’s search for the 2015 Happiest Community of the Year, the dial on their compass spun to the east, to one of the most popular North Carolina beach cities. Palm trees, warm weather and endless sunny days set the tone for coastal retirement living in the area. Situated on the south side of the Cape Fear River in Wilmington, is a Caribbean resort-themed master planned community named Compass Pointe. Real Estate Scorecard visited Compass Pointe early in development, back in 2007. Visiting it year after year since then, they have watched the gated community navigate its way into everything that was planned and more – An attractive coastal community built around living well in an outdoor oasis.



Compass Pointe is a walkable, bikable and golf cart friendly community. Spread across 2,200 acres, residents enjoy scooting around on their golf carts in flip flops in route to the Grand Lanai Amenities Center or over to a cul-de-sac for a neighborhood block party. The Grand Lanai Amenity Center is an impressive structure adjacent to the swimming pool and overlooks the private lakes. The Grand Lanai hosts all kinds of social activities and includes an open-air fireplace and lounge, TV/Video screening area, two bars, catering kitchen and covered garden. Next door, the new 7,000 square foot Pointe Wellness Center is the community’s state-of-the-art fitness center. More amenities include a lakefront white sandy beach, dual lighted tennis courts, and a dog park. Almost half of the community’s acreage is protected as a nature preserve.



The developers of Compass Pointe have done an excellent job of building unity and attaining satisfaction among the property owners early on in development. One property owner shares “the developer is very approachable and cares that his residents love where they live” and another said “the developers are hands on and have provided amenities above and beyond what was promised”. 350 homes are built to date and the amenities are in place with the exception of the Rick Robbins designed golf course which is under construction and is expected to open this year. The resort community is collection of villas, cottages and single family homes among ten themed neighborhoods. Although predominately Baby Boomers in retirement live here, the community has a good mix of young families too. Real Estate Scorecard believes this may be because of the affordable new home prices starting in the mid $ 200k’s.



Real Estate Scorecard found a happy heart beat at Compass Pointe, something that can’t be built out of bricks and stone. As one property owner states the gated community is made up of “the friendliest, happiest melting pot of northerners glad to be here and away from the cold and grind of their other life.” They experienced the friendliness first hand on more than on occasion and have yet to drive through the community without receiving a friendly wave and shared smile. 100 property owners have scored the community with whooping five stars, something they don’t see often. One property owner shared “everyone who comes here comments that they never experienced anything like this in their former neighborhoods”. Another shared “it truly is “A Wonderful Life!!” living at Compass Pointe.



Compass Pointe’s location in Leland is equally as significant and could contribute to the overall happiness among property owners. Within a 10 minute drive, residents can stroll the intriguing streets of downtown Wilmington, a city named as one of the “The 25 Best Places to Live” by MovieMaker Magazine, and “The Next Big Thing” declared by Outside Magazine. Residents have a plethora of award winning restaurants nearby to dine at along with brand label shopping for retail therapy and several barrier islands to beachcomb. The Wilmington International Airport is only 15 miles to the north. Residents never have to go far for anything living in one of the best North Carolina beach cities.
