A Bit About Moss Creek Plantation in Hilton Head

There is something very interesting happening in Moss Creek Plantation right now. This community is not only beautiful, but home to some staggering real estate sales statistics! This is not a new community. In fact, it’s been around since 1974. It’s one of the first plantations in the Lowcountry and the last one you’ll see before crossing the bridge to Hilton Head Island. Once called “Hog Bluff”, this plantations natural beauty, history and location set the standard for “Quality of Life” in the Lowcountry.


Sales have been brisk in the last few months. A time when real estate sales seem to taper off in the Hilton Head Island area. Since May, there have been 18 properties go under contract. That’s better than one property a week! The average selling price is up 14% and only 8% of the entire inventory is on the market for sale. So why is this area standing strong in a soft market? Moss Creek is very healthy financially. All property owners own the amenities and therefore care about their preservation. There is something for everyone. Whether you enjoy bird watching, fishing, boating, playing golf or tennis, belonging to one of many clubs and activity groups or just socializing at the clubhouse; you’ll find something that makes you smile.


Moss Creek cares about the needs of the property owners. A recent survey of property owners indicated there was a strong desire for a fitness facility. After careful consideration, plans for a two story water front fitness center are in the works at Bostwick Park. The existing water front community pool will be renovated and an additional pool of equal size will be added! Construction is slated to begin as early as this fall. Another recent quality of life improvement was the implementation of a new opt-in amenity package new in 2009. The package includes unlimited golf (cart fees excluded), unlimited tennis and use of the marina to include a wet slip (if available) or dry storage to all property owners for $ 1,000/year. The plan also covers a property owner’s immediate family which is a huge bonus during the holidays and anytime family is in town. This amount is in addition to the current Property Owners Association (or POA) fee of $ 3,972/yr. This package is hands down the best value for any active person or family wishing to live in a private community in the Hilton Head Island area.
